BLUESTONE PROPERTIES is searching for an experienced Leasing Consultant to join our Maryville, TN Team!

Job Summary:
The Leasing Consultant initiates and coordinates all phases of apartment leasing according to guidelines. The Leasing
Consultant will assist the team in generating maximum rental revenue, positive resident relations and optimal resident
retention.
Essential Functions & Responsibilities:
Performs all functions related to residency inquiries by way of telephone, in-person, email, and social media
communication
Maintains 90% or higher on all Bluestone secret shops (telephone and in-person)
Maintain a closing rate of 40%+ and a conversion rate of 40%+, per Bluestone standard.
Ensures pipeline is updated daily
Creates traffic generation strategies, and role model/train sales techniques, to include a telephone, show presentation,
overcoming objections, closing, and follow-up.
Enters guest cards, applications, and completed service requests into Yardi timely, within the same working day as
received.
Records all prospect follow-up and communication in Yardi the same day activity took place.
Conducts apartment and general property tours, greets future residents, takes applications and deposits while verifying
information, and follow-up of all future residents.
Furnishes and explains written material and applications to prospective residents.
Screens, interviews, and notifies applicants of their acceptance or denial as residents in accordance with company
procedures, Fair Housing and Equal Housing Opportunity (EHO) requirements and any applicable program regulations.
Ensures follow-up policy is being met, follow-up with all traffic sources at least one every 4th day.
Ensures apartment is ready prior to move in date per lease.
Accepts and handles rental payments per proper office procedures.
Conducts marketing surveys and participates in outreach marketing, including three Craigslist posts daily or as directed.
Responsible for planning and promoting regular resident functions.
Assists the Property Manager in the onboarding and training of leasing consultants.
Assists the Property Manager in maintaining all aspects of property operations. The Property Manager will generally
assign primary areas of responsibility (which may change over time), to ensure that the Leasing Consultant receives
continual training concerning each aspect of operating the property.
Ensures the office, business center, clubhouse, models, target apartments and market ready apartments are in perfect
condition. Cleans, vacuums and dusts as needed.
Physically inspect property when on grounds, pick up litter and report any service needs to maintenance staff. Inspect
move-outs and vacancies.
Complete resident service requests with urgency; timely communicating with the maintenance team and updating the
residents on the status of their request.
Must possess a positive attitude when communicating with staff and residents in all circumstances.
Comply with all local, state and federal regulations as well as all company policies and procedures.
Communicates all property, resident, and maintenance emergency situations to the Property Manager when they arise.
Other duties as assigned by supervisor.
Requirements
Qualifications Required:
High school diploma or equivalent
Valid Driver’s License and reliable private transportation
Qualifications Desired:
Minimum two years of progressively responsible sales related experience
Demonstrated excellence in producing promotional materials
Ability to meet the public with courtesy, tact and poise
Computer skills sufficient to enter daily operations data into the computer
Knowledge of Fair and Equal Housing Opportunity (EHO) requirements and applicable program regulations
